    Can you combine both into one at the lower rate then you take the money you were paying to the higher one and put that into a TFSA bi-weekly/monthly, then withdraw and make a lump-sum annually which goes straight to principal on the combined? Most conventional mortgages at the banks allow you to pay a lump sum periodically (RBC/BMO are annually on the anniversary date) up to a specified percentage (eg. 20%). You get the benefit of lower interest and a faster combined paydown - also leave the HELOC/LOC at zero after the balance is moved to the mortgage. Only suggesting this as I think you said the balance on the LOC/HELOC was for property improvement versus consumer spending - otherwise I wouldn't suggest it.

    My brain dosnt work good enough for this stuff sometimes. Can I just send it to you and you can do it all?
