Removing the grout from my tub surround. But an electric grout removal tool. Is it a great tool? Nope, but at least it works a lot faster than manually removing it all with a scraper. While it isn't a fun job, it isn't as awful as I thought it might be.

A set of wheels broke free of a tractor-trailor and struck an SUV, sending it into a ditch and the driver to hospital with life-threatening injuries on Hwy. 400 Wednesday morning.

The SUV was headed northbound near King Rd. when the wheels of the southbound transport bounced over the guard rail dividing the highway

"There is an incredible amount of damage and the whole roof of the SUV is completely collapsed," said OPP Sgt. Kerry Schmidt.

The driver of the SUV was trapped in the vehicle and was originally presumed dead but was airlifted to hospital conscious with life-threatening injuries.

Schmidt says a single tractor trailer wheel would weigh 100 pounds and when traveling at 100 km/h can lead to tragic results.

Some years back, my sister was nearly killed when the same thing happened. The full size Pontiac Parisienne was barely recognizable after the impact. Pair of wheels still bolted to a brake drum hit her.

Check out the additional vid of them loading the tires, mismatched and virtually bald. All wheel studs broken, never squared rims to the hub / each other and never torqued. When installed and torqued correctly, unless insanely overloaded, chances of that kind of failure is virtually zero. When are installers going to finally get their collective heads outta their asses and start torquing every wheel on every vehicle. Yup it's a pain in the ass and does take extra time but it's the way wheels were always meant to be put on.

In response to a pm I got, little doubt falling margins in the trucking business along with seemingly less experienced operators is at least partially to blame. While still unreasonable it should come down to dollars vs safety, you can guarantee for some it's a fine line between making a living or not. Shitty deal.

as mentioned on the news last night, these are just the ones that are known and reported. She suspected that there are many more that did not end in an accident and so were never reported. To report them means likely paying the $50,000 fine, so if there is no damage/injury, no need to report, no need to pay the fine. The rep was saying that in an economic downturn the first thing that is stopped by the operators to save money is proper maintenance, and this becomes a $50k gamble for them. Save the money and hope you never need to pay the fine ... (or kill someone).

Strange that his head is enshrined in such opulence, while he resides in a cell now.

a bit of a bombshell article in the G&M about what's helping fuel the real estate madness in Hongcouver

there is a clause called "assignment" where the RE agent can basically flip the property multiple times before closing....but the seller doesn't profit

so let's say the seller agrees to a $2 million offer with a 90 day closing....but then the RE Agent flips the property 3x in the 90 days and ends up selling it for $2.8 million

seller gets his $2 million....RE Agent gets commission for selling the place 4x....the middle buyers bank profits for doing nothing but putting money down and waiting for the next flip....and the Land transfer tax is only paid once

it's fuelled by foreign money.....so suffice to say that the middle buyers aren't paying Cdn taxes on the gains...not to mention paying zero on the LTT

worst part is many of these places just sit empty, waiting for the market to keep going up so they can do it again....and it's ruining what were once very nice neighbourhoods

RE Agents and Brokers are now literally buying the properties themselves to get the most bank in this ponzi scheme

it's gonna end badly

I think the "assignment" clause allows that loophole to take place.....so lawyers are signing it because it's not illegal......for now anyway

the lawyers must like it too.....they get to charge multiple times too

in the article it does state that a few sellers have gone down the law suit route for that exact reason.....eg: sold for 1.2mil and closed in 60 days where a new buyer paid a hundred grand more

the RE Agents by law are supposed to state if they are planning to buy the property for themselves....but if this "assignment clause" is in the contract, it basically makes the flipping perfectly legal....and that's the problem

the flipping may be legal but that is not the point i would go after. The agent is supposed to represent you and get market value for the house. If they purposefully sell short of market to effectivley buy themselves and benfit at your expense, and only being able to by taking advantage unknown to the seller, i think one would have an interesting case.

My root cause, however, is I don't think words like fuck, ass, etc... are swear words, in fact I think the whole "swear word" thing is a joke. They have no effect on me if someone says it, I find it funny when someone gets all unhinged over something as simple as "butt", I get bewildered by it. There are much worse things in life to worry about. To me, if you are not attacking someone or using words to make someone feel bad - it's all good.

Anyway I'm working my way up to being a Vice President of Programs or eCommerce in the next 5 to 10 years and I won't climb the ladder too far if higher-ups think swearing is bad or unprofessional so I need to fix it (also maybe not get banned from the internet anymore lol). I'm doing pretty good with the ego driven hot-headedness, I've been reading a lot of books on the subject and I haven't sent a "F-U" type email to any boss or co-worker in almost 2 years now. :D Instead I just ignore or respond to the best of my ability even if the person has no clue what he or she is doing or talking about. But I HATE walking on egg-shells, but it's reality, people are over-sensitive and believe they have a right to not be offended.

So hard to work on soft-skills. Kind of miss the old developer days when I didn't have to speak to anyone. Now it's 100% business, all I do is talk talk talk... meeting after meeting, politics, project management, business analysis, budget planning, risk mitigation... jebus! It would be easy but people make it hard.

We're all just little kids in the school ground, the social rules never changed!

Some are not so lucky, yes in spite of talented tuners. Most common problem, in spite of no engine light and running perfect, monitors will not go ready. Add in some Fords will not ready evap and egr in colder temps, creates a cluster fawk. For others tuned way back when, test is now catching those with selective monitors shut off. You can guarantee the bulk, if not all, would have previously passed sniffer tests with flying colors. In the end, is the test not suppose to be about what comes out the tail pipe vs what the computer says is happening? Leave it to the Ont govt to screw things up so badly, could not manage a pay toilet without issues I tell ya.

the flipping may be legal but that is not the point i would go after. The agent is supposed to represent you and get market value for the house. If they purposefully sell short of market to effectivley buy themselves and benfit at your expense, and only being able to by taking advantage unknown to the seller, i think one would have an interesting case.

Oh man sorry to hear that. I give myself 5 to 6 months before I go. Also I worked for myself a few years ago and trust me, the stress of working for yourself can be tough. I am usually the one person who has a plan B and I am working on a plan C just incase. Spending on anything is on hold now. Hope my wife won't hate me. :P

Stress most likely at its peak during the first 3 years. I tried it for a year or so, I learnt that there was more effort getting 10 clients at $1000 each than 1 client at $10,000. What I will apply from what I learnt as well is build my name/brand and become a well paid consultant once I leave my mark in the corporate world. But I have brands like Amazon, HP and others knocking on my door.

There are ways around it. It has something to do with how it is shipped as a kit, so there was a loop hole about sourcing some things separately that would then qualify it as something else and the importing would be fine. There is a tight group of owners/builders in Canada that are very helpful. Speak to them.

Down the road I'd look in to it. Just blew bank on the new truck, so ya....Will have to investigate, one of those with a 302/t5 combo would be a fun cruiser, wonder if you can mod it to have a 32 grill.

I love off-roading but that is a quickly deteriorating hobby, trails are closing down due to ATVers not respecting property. And now with my little insurance scare, too much risk to get into a crash with a lifted truck. Insurance can and will cut me off to pay the bill from $100 to $1,000,000... Not worth the risk.

My insurance went up 600 bucks this year... I have a clean driving record (touch wood).. So I've hunted around and was able to save a few hundred by switching companies... So now I'm saving half of that, which isn't great, but isn't bad either!!! Joanna's went up as well... Talk about retarded!!!

After being screwed over more times than I can count. Stollen from, ripped off and left hanging for thousands.
Accounting errors from my "professional accountant" and a wife / business partner that won't listen and does what ever the fuck she wants in terms of over spending.
We have been struggling big time to get threw the slow winter.
New accountant. Correct what problems we can. Acknowledge the issues that we need to change going forward. Approached the bank for a capital infusion to get us threw the slow months.
Even have a guarantee loan from a local business development corporation.
After weeks of waiting the bank called today and said sorry can't help you.
That's right the loan would be 100% guaranteed by a third part and the bank still said no.

They have no issue giving the average Joe crippling debt. That leaves them paying interest for the rest of their lives but a viable business going threw a rough patch can't get a loan.
And the kicker is. The previous owner had almost three times the credit to run the same business but when we took over the banks slashed it all and expected us to be able to run the same way with less credit to draw from.

So now it seriously looks like we will be shutting the doors.
About to loose everything I have busted my ass for.

How does one go about getting in line for a liberal hand out?

Things are pretty bad out there from a business/commercial perspective (credit, real estate, etc) and there's more to come. Business credit has been tightening up for over a year since the recourse is more difficult to pursue than with consumer credit. Even with a guarantee the FI may need to go to court to try and collect. If it's the BDC then I'm not sure what else the bank is concerned about but a guarantee or collateral is no panacea for a business outlook the bank does not have confidence in (this would be the individuals looking at the app and their own risk appetite as well). Can you try finding out what their specific concerns are and whether you can address those? Have they asked for personal guarantees as well or just shut down the application completely?

I feel for you though and I hope you guys can find a solution for funding through this. Not sure what the cash flow pattern in your business model look like but a merchant capital lender like these guys may be another option (higher risk premiums than at the bank though - however, they are legit): https://www.thinkingcapital.ca/

That are saying it's because of our dept servicing ratio and the state of our books the last two years.
We are finding that the banks are looking at the last 4 years of books. 2 from the previous owner and out first 2. It turns out the previous owner was really cooking the books to make things look great. We are doing them proper so we can address and fix the issues to better grow the business and the drastic change is scaring them. For example he didn't claim much of anything for income so even though we are paying ourselves less combined than he alone took in the books it looks like we are taking more than he ever did. One lender basically accused us of overpaying ourselves and not putting anything back to the business

The business development counsel we are dealing with has pointed us to ward a local credit union apparently they are stepping up and assisting small business were a lot of other banks are not. Hopefully they step up to the plate. Other wise it's gonna be a fire sale.

You know when the ins. asks you if you have any mods? You say other than tint and wheels, "no". But in reality you have a lifted truck with 6" taller tires than stock, V8 upgrade, etc...

The real risk is if you run over someone that jumped in front of you. The insurance will close your account, pay you back what you gave them and you have ZERO insurance while being in a milion dollar lawsuit with the other family. It's in the fine print. If you don't disclose any information on your vehicle you risk your likelyhood in the event of a serious collision involving death.

That's why I didn't do the V8 swap in the Ranger and I'm putting it back to stock. Not worth the risk on a daily driver.

My understanding, having attended the multiple Committee of Adjustment meetings last year is that the new owners (who purchased the property in the Fall of 2014) plan to tear down the existing house and garage and build a new house.

I am wondering if your office has the same understanding?

The only "progress" I've seen at the property was last October when a small crew removed all the appliances in the house, and errected protective fencing around the city-owned Maple tree on the north side of the property, and errected protective fencing around the Maple tree on the south side of the property which straddles our property line. (my reasons for attending the CoA meetings was to ensure that the shared Maple was not cut down as it is my property too). I assume that the power has probably been cut off as I've not seen any lights on at the property in well over a year.

The reason for my question is because of a strange occurrence last night.

At approximately 7pm a taxi pulled into the driveway at #xxx and what I assume was a family of 3 got out and seemed to be trying to open the front door. It appeared to be a husband and wife in their 30s or 40s and a teen-aged daughter.

I approached them and asked what they were doing. And the man said "I am here to live in #xxx....I am Canadian...I am from Montreal".

I told them that wasn't happening because the house has no power and is being torn down. His strange reaction was to point at my house and say "I will live there...I am Canadian...I am from Montreal".

So I told them that wasn't happening either and suggested that they make there way down to the North York Centre where it was warm.

They hung around the property for about 5 more minutes checking the side door and looking in the windows and then headed down towards NYC.

You can do a Chicken Saltimbocca recipe (with prosciutto) with a risotto or to get a bit more exotic, a spiced couscous (can add finely chopped, sauteed veggies to the couscous).

Another option if you want to get more adventurous is Beef Bourguignon - we make it occasionally and it is awesome (you can upsize the recipe to have leftovers).

Checked out neighbour's open house and we are screwed. This place is so ran down. Needs full gutting to expose the scary work behind the walls. Pubes in the caulking (kitchen), doors made with 2x4's... It needs at least 100k to fix up. I'd buy it for 250k but they are asking 465 for it. Unless you are from a country where you need to poop outside and later drink the same water downstream, this place is a disaster. Sure enough, the only people who has been looking at it have came in packs of 8 to 10.

If that happens, ours goes up for sale and we are moving to middle of nowhere with a 850k budget to buy enough land and big enough garage lol...

I had a CAT B16Q phone. Was super tough but was bare bones android OS.

What's on my mind is that I'm pissed at the jerk (his friend) who hit my son's car yesterday!!!! He's ok, but the car is totaled. Doesn't take much, but the repairs exceed the car's worth. He (and I) took great pride in his car. It wasn't anything fancy, just a 2000 Toyota Corolla, but it only had 87,000 kms and rust free.

He would to drive it again, but the repair cost is $4500+ (if he can get a good back panel) and we paid $3000 for it. Plus there may be a suspension issue as well. Big problem up here is the body shops. 10 years ago, there were 12+ shops in the area, now we are down to 3. They are all overloaded with all the accidents.

Probably a bad case of nostalgia for us fox owners. But if you want a RWD V8, lightweight and no bull platform. There aren't a ton and the fox is probably one of the most supported and easily affordable blank canvas cars out there.

Even when I had the much nicer Coyote, I was always checking the classifieds for a fox. LOL If I wasn't such a truck guy, I'd get a newer Mustang as a daily/winter beater to have best of both worlds.

Thanks Enbridge......You have been over charging me for what you thought I would be using every month, instead of listening to the client or doing a proper reading. News was talking today about putting a woman's face on our money. I have no issue with this however with our current liberal government I have this fear that they are gonna deem our Ontario premier worthy of it and we will be stuck seeing her face for the rest of our lives.
